Good Guy Guaranties for Leases [1995]. "Good guy guaranties" protect landlords only from the risk that the tenant will stay in possession without paying rent. They don't cover any other obligations under the lease -- such as the obligation to pay damages for default or even the obligation to remove mechanics' liens that the tenant caused.
