Joshua Stein PLLC Represents Developer of FedEx Facility in LIC
Joshua Stein PLLC represented the developer of a FedEx Ground distribution facility in Long Island City, which breaks ground in February 2012. Developer SunCap Property Group signed a ground lease with an affiliate of Robert Zirinsky Associates, owner of the site. Joshua Stein PLLC negotiated the ground lease for SunCap, as well as SunCap's arrangements with FedEx Ground. On January 23-24, 2012, Joshua Stein served as faculty chair for the 12th consecutive year of Practising Law Institute's Commercial Real Estate Financing seminar. Held in New York City, the program explored how new lower valuations, reduced cash flow, and distress throughout the economy continue to affect commercial real estate borrowers and lenders, and the legal issues their counsel must handle. Among the topics covered were:
- Securitization today - state of the market and projections?
- How financial industry "regulatory reform" will affect commercial real estate lending and securitization
- Lender’s due diligence and strategy for troubled loans
- Common issues and problems in dealing with existing intercreditor agreements
- Important bankruptcy and loan enforcement cases decided in the current downturn - and how they will drive tomorrow's deal structures

Joshua Stein Leads Lending Forum at 2011 NYC Real Estate Expo
On November 15, 2011, Joshua Stein chaired a panel of executives in the fields of commercial real estate lending, portfolio lending, and commercial mortgage brokerage lending at the 2011 NYC Real Estate Expo, held at Columbia University. The panel, titled Navigating Today's Commercial Real Estate Lending Troubled Waters, assessed the weaker and stronger market segments, the horizon for new foreclosure activity, and the current lending process, among other current topics.

The October 25, 2011 issue of the National Real Estate Investor quotes Joshua Stein in its article on misappropriations by managing partners in real estate joint ventures.
